Administrative and professional offices, clinics and workspaces, sized and divided to suit your headcount and how you receive visitors.
Shops and showrooms
Retail units and showrooms with street frontage, taking account of footfall, ease of access and how you need to display.
Warehouses and small units
Warehouses and small industrial units, with attention to ceiling height, loading access and movement of larger vehicles.
What we need to know about your business
The more precisely you describe the requirement, the faster and closer the search. We usually start from these points:
- Activity and size — The work that will be carried out on the premises, the approximate area you need, the number of rooms or partitions, and whether you expect to expand later.
- Preferred area — The city, neighbourhood or street you prefer, and how close it should be to your customers or your staff.
- Access and frontage — Ease of access for customers and vehicles, which storey and whether a lift is needed, and street frontage for a retail activity.
- Parking and loading — How many spaces you need for staff and visitors, and whether goods have to be loaded and unloaded.
- Power and utilities — Electrical capacity, water, internet connectivity, ventilation, and any equipment your activity depends on.
- Budget and timing — Your approximate budget, whether you want to buy or rent, the expected lease term and when you need to move in.
How we work

We take your brief
We speak with you by phone or WhatsApp to pin down exactly what your activity requires, and agree the search area and your priorities for when not everything can be had in one place.

We search without advertising
We search through our own contacts among owners and people active in the market, and through what we know of the area. Every option is discussed with you directly rather than published.

We put the options to you and arrange viewings
We present what we consider suitable with the essential facts for each option, and rule out what does not fit before it takes up your time. We then arrange viewing appointments and accompany you, and a viewing can be repeated or attended with your own engineer or contractor.

Use and licensing are checked
Before you commit, permitted use and the licensing requirements for your activity are checked with the municipality or the competent authority; both differ from one location and one activity to another. We coordinate and accompany you through this step; we do not grant approvals and cannot guarantee them.

The contract is done through a lawyer
A lawyer drafts the lease or the sale contract, reviews the documents and follows up on registration in a purchase. The lawyer’s fees are borne by the client, as agreed directly with the lawyer.
Fees
Scope and charges are agreed before work starts, case by case. The full detail is on the how we work and fees page.
- Buying
- In a sale or purchase our commission is usually 2% of the transaction value from the seller and, separately, 2% from the buyer. These are two independent obligations — each party pays its own — and commission is due on completion.
- Renting
- Rental commission is agreed separately for each case and is due when the lease is concluded.
- Changing the rate
- The rate may increase or decrease by prior agreement, and any different arrangement is confirmed in writing before work begins.
- Third-party costs
- Lawyers’ fees and official charges at the municipality, the Land Registry and the notary are borne by the relevant party, and are not included in our commission.
Frequently asked questions
Do you publish a list of available offices and shops?
No. We go through the options with each client directly. Tell us what your business needs and we get in touch with what suits it.
Can you guarantee that my activity will be licensed there?
No. Permitted use and licensing requirements are decided by the municipality or the competent authority, and the answer depends on the case. We coordinate and accompany you through that step before any contract is signed; we do not grant approvals, cannot guarantee them, and do not give legal advice.
Can you search outside Ramallah and Al-Bireh?
Yes, when needed. We work in Ramallah, Al-Bireh and the surrounding villages, and elsewhere in the West Bank. If the area you want is outside what we know well, we will say so plainly.
Do you receive payments or deposits?
We do not receive or hold purchase prices, deposits or rental security on behalf of the parties; those payments are made between the relevant parties through appropriate channels. Our own agreed commissions and service fees are separate and are paid to us under the agreed terms.
