You have a property to let

An apartment, house, shop or warehouse: we agree the rent level and the main terms with you, look for a tenant directly, and coordinate viewings through to the signing of the lease.

You are looking for a rental

Tell us the area, the type of property, your budget, the term and when you need it. We look for a suitable option and discuss what is available with you directly.

You own a property and live abroad

Regular follow-up on the property, communication with the tenant and coordination of maintenance, for owners who cannot keep an eye on it themselves. Scope and service fees are agreed for each case before work starts.

How letting works

  1. We agree the details

    The description of the property, the rent level to expect in your area, the term, and the main terms such as permitted use, the deposit and which utilities are included. The preliminary opinion on the rent level is free.

  2. We look for a tenant

    We approach people looking for a rental and our own contacts in the market directly, and put forward those we consider suitable for your property and your terms. Your property is not published on this site or in public advertising.

  3. We coordinate the viewing

    We arrange the viewing and accompany the prospective tenant, and pass on to you what we know about them and whatever else matters to you. The decision to accept a tenant remains yours alone.

  4. The lease is signed

    A written lease with clear terms on duration, rent and obligations. Where it is needed we coordinate with a lawyer to draft or review it, and their fees are borne by the relevant party.

  5. The tenant pays the owner directly

    Rent is paid by the tenant to the owner. We do not receive or hold rent or deposits on anyone’s behalf; our own agreed service fees and commissions are separate and are paid to us under the agreed terms.

  6. Commission falls due at completion

    Rental commission is agreed separately for each case before work starts and is due on completion of the rental transaction. It is not necessarily the same rate as the sale and purchase commission.

What property management covers

There are no ready-made packages. We agree the scope, how often we follow up and the service fees with you in writing before starting, according to the property and what you actually need.

  • Regular follow-up on the property — Visits at a frequency and depth agreed with you, and we tell you about anything that needs your attention.
  • Communication with the tenant — We are the point of contact for day-to-day matters, and come back to you for anything that requires your decision.
  • Coordination of maintenance — We call in tradespeople and contractors, coordinate the work and follow it through. Their costs are paid by the owner, or as otherwise agreed, and are not part of our fees.
  • Following up documents and procedures — We help follow up matters concerning the property with the municipality or the Land Registry when needed, within the agreed scope.
  • Re-letting at the end of a lease — When the property becomes vacant we start looking for a new tenant by agreement with you, under a rental commission agreed at that point.

Common questions

Do you collect the rent from the tenant?

No. The tenant pays the rent directly to the owner, and we do not receive or hold rent or deposits on behalf of any party. Our own agreed service fees and commissions are separate and are paid to us under the agreed terms.

Do you guarantee that the property will be occupied, or a return on it?

We promise no guaranteed rent, no occupancy rate, no investment return and no fixed period within which a tenant will be found. We do what we can and keep you informed of where things stand.

How much is the rental commission?

It is set for each case and agreed before work starts, it is due on completion of the rental transaction, and it is not necessarily the same rate as the sale and purchase commission. The full fee picture is on the how we work and fees page.

I am looking for an apartment to rent. How do I start?

Send us an inquiry saying that you are looking for a property to rent, with the area, the type of property, your approximate budget, the term and when you need it. We contact you directly and discuss what is available.

Can you manage my property while I live outside Palestine?

Yes, and that is the most common situation for this service. Before we start, we agree in writing the scope of the follow-up, how we communicate and how often we update you; and we fit calls around your time zone.

We are not an emergency service reachable at any hour; we agree in advance how to reach us in urgent situations.

Can you evict a tenant who is behind on the rent?

Eviction is a legal process handled by the competent authorities through a lawyer. Our role is to stay in contact with the tenant, follow the matter and keep you informed, and to coordinate with a lawyer if you decide to take that route; their fees are borne by the owner as agreed.
