How buying with us works

  1. Define the brief

    Property type, preferred area, approximate budget and purpose: a home, an investment, or premises for a business. The more precise the brief, the faster and closer the search.

  2. We search the market for you

    We use our knowledge of the market and our direct contact with owners and agents. We publish no listings on this site; instead we go through each option with you: what is good about it, what is not, and why we do or do not recommend it. If nothing matches your brief, we say so plainly.

  3. We gather the facts for you

    Zoning, the administrative area classification (A/B/C), roads and utilities, the registration position at the Land Registry, and what all of it means in practice.

  4. You view the property

    You view it yourself when you visit, or through someone you trust acting for you. We arrange the appointment with the owner, attend the viewing with you, and answer questions on site.

  5. Your lawyer verifies the title

    Verifying title, restrictions, mortgages and third-party rights remains the responsibility of an independent lawyer, whom you choose or we can suggest. We coordinate and share what we know; we do not take the lawyer’s place and we do not give legal advice.

  6. We negotiate and get to contract

    We negotiate price and terms with you and on your behalf. Once your offer is accepted, the lawyer drafts the contract and follows up on the transfer of title and registration. Their fees and the official charges are borne by the relevant party.

  7. Payment passes between you and the seller

    The price is paid between you and the seller through appropriate channels and as set out in the contract, and nothing should be handed over before your lawyer has reviewed the documents. We do not receive or hold purchase prices or deposits on behalf of the parties; our own agreed commission and service fees are separate and are paid to us under the agreed terms.

  8. Commission falls due at completion

    Our purchase commission is usually 2% of the transaction value, borne by the buyer, and it falls due on completion rather than before. It may differ by prior agreement, confirmed in writing before work begins.

What to check before you buy

We help you gather this information and explain what it means; the final verification belongs with the official sources themselves and with an independent lawyer.

  • The administrative area classification (A/B/C) — This is the administrative classification of areas in the West Bank; it determines which authority is responsible for administration and planning. It is a different matter from zoning and building permits, and on its own it tells you nothing about whether a plot can be built on or whether an investment is sound, so it is always read alongside the planning information rather than instead of it.
  • Zoning and permits — What the outline plan allows at the property’s location, the conditions the municipality or competent authority sets for a permit, and the applicable building ratios and setbacks. This is checked with that authority itself.
  • Roads and utilities — The access road and its condition, the availability of water, electricity and sewerage, and whether connections are feasible and at roughly what cost.
  • Registration status — Whether the property is registered and separately parcelled, what kind of deed exists, and whether there are restrictions, mortgages, third-party rights or pending claims.
  • Boundaries and area — Whether the boundaries on the ground match what the documents record. This may call for a licensed surveyor at a separate fee, which we coordinate when it is needed.

Questions buyers ask us

Can I buy while living outside Palestine?

In many cases yes, either with a short visit to sign, or through an attorney-in-fact holding a valid power of attorney that authorises them to sign for you. It depends on the type of power of attorney, the powers it grants and its acceptance by the relevant authorities, which we verify with a lawyer before starting.

How do you choose the options you bring me?

From your brief: type, area, budget and purpose. We then search the properties we know of and approach owners and agents directly, and bring you only what we consider suitable rather than filling your time with options that do not fit.

How can I view the property while I am abroad?

We would rather you view the property yourself, or through someone you trust acting for you, because that is far more reliable than anything we could describe from a distance. We arrange access to the property and agree with you, case by case, the most practical way for you to see it before you decide.

Do you guarantee that a property can be built on or is a sound investment?

No. We help you gather the information and give you our honest view, but buildability depends on the outline plan and on the permit conditions set by the competent authorities, and legal verification of title is the responsibility of an independent lawyer. We give no guarantee of any return or of suitability for a particular purpose.

When is the commission paid, and what about other charges?

Brokerage commission is due on completion of the transaction, not before. Lawyers’, surveyors’ and appraisers’ fees and official charges are paid directly to the relevant party and are not included in our commission. The full picture is on the how we work and fees page.
