Selling your property in Palestine while you live abroad
You own land, an apartment or a building in Ramallah, Al-Bireh or elsewhere in the West Bank and you live outside Palestine. In many cases the sale can be completed without travelling, provided the documents and the power of attorney are arranged correctly. We handle the local side of it.
From your first message to transfer of title
The detail differs from case to case, but the order is the same. At each stage we tell you what we need from you and what we handle ourselves.

Describe the property to us
Type, area, approximate size, ownership status, and what you want to achieve. At this stage there is no need to send original documents, ID scans or banking details.

Take a free preliminary price opinion
We give you the market price to expect and explain what drives it: location, zoning, roads and utilities, and registration status. The opinion is free and is not a formal appraisal; if you need a certified report we coordinate it with a licensed appraiser for a separate fee.

We review the documents with you
We work out what your particular case requires, because that changes with the type of ownership, the registration status and whether the property is inherited. We also coordinate with the municipality and the Land Registry to check the registration deed and the essential facts.

We arrange the power of attorney
If you cannot attend, you need a valid power of attorney authorising someone to act for you. We agree its type and the powers it must cover, and it is then executed and authenticated through the accepted route. Which authority executes it, and how it is authenticated, depend on your country of residence, so we verify both with a lawyer before you start.

We find you a buyer
We approach buyers and our own contacts in the market ourselves, in Palestine and abroad, present the property to those we consider serious and able to proceed, and bring any interest and offers back to you so that you decide. Your property, your price and your name are not published on this site or in public advertising.

We negotiate and get to contract
We negotiate the price and terms with you and on your behalf. Once agreed, a lawyer drafts and reviews the contract and follows up on the transfer of title and registration. We can suggest a lawyer or work with yours; their fees and the official charges are borne by the relevant party.

Payment passes between the parties
The price is paid between you and the buyer through appropriate channels and as set out in the contract. We do not receive or hold purchase prices or deposits on behalf of the parties; our own agreed commission and service fees are separate and are paid to us under the agreed terms. In some transactions we can help identify a buyer able to pay in your country of residence and coordinate the practical arrangements between the parties and their lawyers, with no guarantee as to the country or currency of payment.

Commission falls due at completion
Our sale commission is usually 2% of the transaction value, borne by the seller, and it falls due on completion rather than before. It may differ by prior agreement, confirmed in writing before work begins.
What to have ready
To begin, what you already know about the property is enough. These items are needed later, and we ask for them at the right moment through a suitable, secure route.
- Proof of ownership — A copy of the registration deed, or whatever serves that purpose in your case.
- Inheritance documents, if the property is inherited — Such as the inheritance certificate and heir records. We establish exactly which are needed in coordination with a lawyer, because this differs from case to case.
- Valid ID for whoever signs — A valid ID card or passport for the owner or for the attorney-in-fact.
- Who will sign — You in person if you will attend, or an attorney-in-fact of your choosing holding a valid power of attorney that covers the necessary powers.
- A convenient time to talk — Tell us your country of residence and the hours that suit you, so that calls and updates fit your time zone.
If the property is inherited
Inherited property is handled differently from case to case: whether the whole property or one heir’s share is being dealt with, who holds authority to sign, and what the registration position is once the inheritance is established. We review your case with a lawyer at the outset and set out the possible steps before you commit to anything.

Can I sell without travelling to Palestine?
In many cases yes, through an attorney-in-fact holding a valid power of attorney that authorises them to sign for you. It depends on the type of power of attorney, the powers it grants and its acceptance by the relevant authorities, which we verify with a lawyer at the start rather than assume.
How long does a sale take?
It varies a great deal with the type of property, its price, the state of its documents, and the time needed to issue the power of attorney and complete registration. We do not promise a timeframe, but we keep you informed of where the file stands and of anything that is holding it up.
Do you receive the purchase price on my behalf?
No. We do not receive or hold purchase prices or deposits on behalf of the parties; they are paid between seller and buyer through appropriate channels. Our own agreed commission and service fees are separate and are paid to us under the agreed terms.
When is the commission paid, and are there upfront charges?
Brokerage commission is due on completion of the transaction. Some other services, such as a formal appraisal by a licensed specialist, carry separate fees that may require an advance payment agreed before the work starts. The full picture is on the how we work and fees page.
