What your property is worth: a free opinion, and a formal appraisal when you need one
Many of the requests that reach us begin with a single question: what is this property worth? In most cases a free preliminary opinion is enough to decide the next step. If an authority has asked you for a written report, what you need is a formal appraisal by a licensed appraiser — and we coordinate that for you.
The two services side by side
Preliminary price opinion — free
Given by our team from their experience and from market conditions in your area: an approximate price range with an explanation of what raises or lowers it. Non-binding, not a formal appraisal, and it creates no obligation to engage us or to pay any commission.
Formal appraisal — paid
A written report prepared by a licensed appraiser whose work we coordinate, for a separate fee agreed in advance that may require an advance payment. It is usually needed when an authority requires a specialist’s report, and the appraiser is responsible for it.
What to send us for an opinion
This much is enough to begin; no exact address and no documents are needed:
- General area — The city, village or neighbourhood. No exact address, block or parcel number is needed at this stage.
- Property type — Land, an apartment, a floor, a house, a building, a shop, an office or a warehouse.
- Approximate size — In square metres for buildings, or in dunums for land — an estimate is fine.
- Helpful if you have it — Condition and year of construction, which storey and whether there is a lift, outlook and street frontage, and the use or registration status if you know it.
- Why you are asking — Selling, buying, letting, or simply wanting to know the approximate value. It helps us frame the opinion around the decision you face.

We may ask one or two questions to complete the picture before giving an opinion, and agree a suitable time to call if you are outside Palestine.

We review what you sent
We read it against our experience and market conditions in the area, and factors such as location, size, use, ease of access and utilities.

We give you the preliminary opinion
An approximate price range together with the main things that raise or lower it in your case. If we think the price you expect is unrealistic, we say so plainly.

You decide the next step
If you want to go ahead with a sale or a letting, we discuss the steps and options with you. If you need a formal report, we first agree the fee and the scope, then coordinate the licensed appraiser’s visit, the preparation of the report and its delivery to you.
The limits of what we provide
A preliminary opinion is a non-binding estimate based on the information you give us, and it can change if that information or market conditions change. It is not a formal appraisal, and it is not legal or tax advice.
We never promise that a particular bank, court or authority will accept any report; ask whoever requires it about their conditions before we start.

Is the preliminary opinion really free?
Yes. It is free, it creates no obligation to engage us or to pay any commission, and it does not commit you to selling or letting.
Can I submit the preliminary opinion to a bank or a court?
No. The preliminary opinion is informal. If you are asked for a written report, we coordinate a formal appraisal with a licensed appraiser for a separate fee agreed in advance. Even with the formal report, we do not promise that any particular body will accept it; ask about their conditions first.
Do I need to send the exact address or any documents?
No. The general area, the property type and the approximate size are enough. We never ask for original documents, ID scans or banking details through this website.
How long does a formal appraisal take, and what does it cost?
That depends on the property, its location and the appraiser’s schedule. We tell you the fee and the expected timeframe before work starts, and it may require an agreed advance payment. The fee framework is on the how we work and fees page.
Will you give an opinion on a property outside Ramallah and Al-Bireh?
We work in Ramallah, Al-Bireh and the surrounding villages, and elsewhere in the West Bank when needed. If a property lies outside what we know well, we tell you that rather than give a figure we cannot stand behind.
