How we work and what it costs

One page explaining what happens after you contact us, what you pay and when, and what you never pay us for at all.

From your first message to completion

  1. First contact

    Send us your inquiry through the form, on WhatsApp, by phone or by email. You will have an initial reply in Arabic or English within 24 hours.

  2. Understanding your case

    We ask about the property type, the general area, the purpose and your timeframe. We never ask for original documents, ID scans or banking details through the website.

  3. A preliminary price opinion where relevant

    If you are selling or want a sense of value, we give a free preliminary opinion based on our experience and current market conditions, and explain what drives it. It is not a formal appraisal.

  4. Direct search and matching

    We look for the right counterpart through our knowledge of the market and our contacts, and discuss the options with you directly rather than publishing them.

  5. Viewing and reviewing the facts

    We arrange the viewing and help you gather the essential information from the municipality and the Land Registry, and explain which official charges may apply to that type of transaction.

  6. Contract and registration

    Once the price is agreed, a lawyer drafts the contract and follows up on registration. Legal verification of title and encumbrances is the responsibility of an independent lawyer, whom we can suggest or you can choose.

  7. Completion and commission

    When the transaction completes, our brokerage commission falls due on the terms agreed in writing before the work started.

Fees and commissions

We set out the scope and the charges before work starts, and confirm any different arrangement in writing.

Sale and purchase commission
For sale and purchase transactions, our usual commission is 2% of the transaction value payable by the seller and a separate 2% payable by the buyer, unless a different rate or arrangement is agreed in advance. Commission is due on completion.
When the rate differs
The rate may increase or decrease by prior agreement or according to the nature of the transaction; any different arrangement is confirmed in writing before work begins.
When it is due
Brokerage commission is due on completion of the transaction and is not requested in advance.
Rental commission
Agreed separately for each case and tied to completion of the rental transaction. It is not automatically 2%.
Preliminary price opinion
Free of charge, with no obligation to engage us.
Formal appraisal
Prepared by a licensed appraiser for a separate fee set in advance, which may require an agreed advance payment. We do not guarantee that any particular authority will accept the report.
Other service fees
Property management, business-premises search, document coordination and legal coordination are priced case by case, with scope and fee agreed before work starts; some may require an agreed advance payment.
Third-party costs
Lawyers’ and appraisers’ fees and official charges (municipality, Land Registry, notary) are borne by the relevant party as agreed and are not included in our commission.
Other financial obligations
The charges and obligations that apply to your transaction are set out in the written agreement before work starts. We do not give tax advice; please consult a specialist about any tax obligations.

Transaction money and our fees are two different things

We do not receive or hold purchase prices or deposits on behalf of the parties; those payments are made between the relevant parties through appropriate channels, and we provide no escrow or money-transfer service.

That is different from our own agreed commissions and service fees, which are paid to us under the written agreement.

Where useful, we can help identify a buyer able to pay in the seller’s country of residence and coordinate the practical arrangements between the parties and their lawyers, with no guarantee of the country or currency of payment.

Common questions

How much does each party pay?

Usually the seller pays 2% of the transaction value and the buyer pays a separate 2%. Brokerage commission on a completed sale therefore usually totals 4% of the transaction value across both parties — not 4% each. A different rate or arrangement may be agreed in advance and is confirmed in writing before work begins.

Do I pay anything before you start?

Brokerage commission on a sale or purchase is not requested in advance; it falls due on completion. Services priced case by case, such as a formal appraisal by a licensed specialist, may require an advance payment agreed before the work starts.

Does an inquiry commit me to anything?

No. An inquiry, or a request for a preliminary price opinion, creates no obligation to engage us and no obligation to pay a commission. Services and their fees are set by prior agreement.

Why do you not publish properties on the website?

It is how we choose to work: we keep the details of the people we act for private, and go through the options with each client directly. Tell us what you are looking for, or what you want to sell or let, and we will get in touch with what suits you.
